Understanding the dynamics of the German Real Estate market is crucial for those managing international finance and investments. The German Real Estate Index (GREIX) reveals a slight decrease in Real Estate sales prices during 2024.  

A detailed analysis of the decline 

Despite a subsequent rebound, the initial drop in the first quarter of 2024 was decisive for the negative annual balance in German Real Estate prices. The variations by property type are the following: 

  • Condominiums: 1.5% less expensive than in 2023. 
  • Single-family homes: decrease of 1.6%. 
  • Multi-family buildings: the largest drop, at 3%. 

It is important to note that, adjusted for inflation, this decline is even more pronounced. 

Regional disparities 

Although the general trend is downward, there are notable differences between cities. While Hamburg (-4.9%), Stuttgart (-3.2%), and Munich (-2.1%) experienced the largest declines, Frankfurt (+3.9%) and Leipzig (+1.5%) showed an increase in prices. 

Property age influences 

Newly constructed buildings remained stable, representing 10% of transactions. However, older properties saw greater depreciation: 

  • Apartments built before 1950: -2.3% 
  • Apartments built after 1950: -1.8% 

What drives these changes? 

Jonas Zdrzalek, from the GREIX project (an index analyzing real estate prices in Germany), points to the interaction of two main forces: the increase in interest rates, which reduces demand, and the housing shortage in cities, which puts upward pressure on prices. Uncertainty about which factor will prevail makes predictions for 2025 difficult.
